Head of Property and Project Management

Save job

A leading retail organisation in Singapore is seeking a Head of Property and Project Management to shape the future of its extensive property portfolio and drive excellence across construction, store design, and facilities management. This pivotal role offers you the opportunity to influence strategic decisions at the highest level, overseeing new store launches, remodels, closures, and ongoing property operations. You will be empowered to lead a talented team, collaborate with senior stakeholders, and ensure that every project aligns with the company’s vision for growth and customer experience.

What you'll do:

As Head of Property and Project Management in this prominent retail organisation based in Singapore, your day-to-day responsibilities will centre around developing forward-thinking strategies that underpin all aspects of property operations. You will guide your teams through complex projects such as new store launches or large-scale refurbishments while ensuring financial discipline is maintained throughout. Your expertise will be crucial in driving innovative store designs that not only meet but exceed customer expectations. By nurturing relationships with landlords and regulatory bodies as well as internal stakeholders at every level—including ExCo—you will ensure seamless project execution from conception through completion. Your stewardship over facilities management will guarantee operational resilience across all sites. Success in this role means delivering projects efficiently while upholding rigorous compliance standards and fostering an environment where your team can thrive.

  • Develop comprehensive strategies for construction, store design, and property management that align with overall business objectives and support organisational growth.
  • Oversee the planning and execution of new store openings, remodels, and closures by managing budgets, timelines, risk mitigation plans, and quality standards.
  • Lead cross-functional teams including Construction Managers, Designers, Executives, and Property professionals to deliver projects on time and within budget while maintaining safety standards.
  • Establish strong relationships with external vendors, landlords, regulatory authorities, and service partners to facilitate smooth project delivery and optimal real estate performance.
  • Drive the strategic vision for store design by collaborating with internal teams to create layouts that reflect brand identity and elevate customer experience.
  • Implement industry best practices in retail design by integrating fixtures, fittings, equipment, and emerging trends into functional yet aesthetically pleasing environments.
  • Direct the acquisition, development, leasing negotiations, renewals, and disposition of properties to maximise portfolio value and support expansion initiatives.
  • Ensure compliance with all relevant regulations including zoning laws, environmental standards, safety requirements, and audit protocols across the property portfolio.
  • Set the governance framework for facilities management covering stores, offices, and distribution centres; oversee outsourced service providers to maintain high performance levels.
  • Act as the executive escalation point for major incidents or systemic risks related to facilities operations while championing asset resilience and business continuity.

What you bring:

To excel as Head of Property and Project Management in this dynamic retail setting you will bring a wealth of proven experience spanning senior leadership roles within property management or project delivery functions—ideally gained in fast-moving multi-site environments. Your background should include significant exposure to both construction project management and property leasing activities so you can confidently steer complex initiatives from inception through completion. A strategic mindset combined with commercial awareness allows you to balance short-term operational needs against long-term growth objectives. Your approach is grounded in robust governance practices ensuring full compliance with all relevant regulations while maintaining high standards of safety across every site under your remit. Financial stewardship comes naturally to you; you are comfortable making data-driven decisions about investments that optimise costs over the asset lifecycle. Above all else your interpersonal skills set you apart: you are able to foster collaborative partnerships internally—with your own team members as well as senior executives—and externally with landlords or regulatory agencies alike.

  • Bachelor’s Degree in business or a related discipline is required to provide foundational knowledge for this multifaceted leadership role.
  • At least 10 years of senior leadership experience managing large-scale property portfolios or complex projects within multi-site or asset-intensive environments is essential.
  • A minimum of 8 years’ hands-on experience in Construction Project Management ensures you are adept at overseeing end-to-end project delivery processes.
  • A minimum of 8 years’ direct involvement in Property Leasing demonstrates your ability to negotiate leases effectively and manage landlord relationships strategically.
  • Proven ability to translate commercial priorities into actionable long-term asset strategies supports both capital investment decisions and operational outcomes.
  • Strong governance skills are necessary for overseeing regulatory compliance, safety protocols, audit requirements at an enterprise level.
  • Financial acumen is critical for governing capital expenditure (capex), operating expenditure (opex), investment prioritisation processes as well as lifecycle cost optimisation initiatives.
  • Exceptional stakeholder engagement skills enable you to build trust with executive committees (ExCo), functional leaders across departments as well as external partners such as regulators or service providers.
